It is a property buyers market!
/It has been a very busy summer for us here at Source My Property and we have never had so many projects live at any time before. As we grow as a company our build teams are getting bigger, better and more efficient. Our sourcing team are cranking out some incredible numbers and our admin staff are following build merchant accounts like their life depends on it! The best part is we love it!
I don't know what is going to happen in the market and I am not personally concerned. That is because my favourite mentor of all time, Jim Rohn, said: "you can't change the economy, but you can change your philosophy." So the market will change and there for so will our investment strategies. But what is happening right now? Brexit is looming, the mid-cycle wobble is now, and well quite frankly, international investors are hungry for more. If history is anything to go by (which I truly believe it is, and there is an amazing pattern to follow) then I believe now is the time to buy. Buy now, hold for about 5-6 years, just on the cusp of the next property high and then sell what you need to have capital ready for the next crash! This is my personal theory, anything could happen after all, but no plan means planning to fail!
Speaking of investments, we have 6 available right now! It has been a busy week for the team but the number of viewings they have done, properties they have offered on and agents they have negotiated with is worth the quality of these investments.
At the moment we have a really nice couple of projects on the go. In the Rhondda Valleys team Jon and Neal are working on a large terraced house and will be completed next week. Below are some photos of their progress.
Ben, the BOM Baldwin (Building Operational Manager) has done a custom bathroom fit in Swansea. The job required a tiny room (storage cupboard) to have its wall moved a few feet, and the entire room back to the bricks and fitted with a stunning shower room.
Our latest contractor, and firmly becoming an integral part of the team, is Lloyd. Him and his gang of lads have been working on a stunning HMO project in Swansea. It is so good to see the rooms coming together with some theme colour!
In other news we have launched 2 new services for our clients. One is an orientation day here in South Wales. This is where you get to spend a day with me (Roger) and visit our investment areas, meet our build teams and look at our live projects. We meet agents, discuss strategies and deliver a familiarisation opportunity. The day is £250 and designed to give you all the information and encouragement you need to get investing in South Wales. The second service is our property photography and floor plan opportunity. We have a team photographer, Sam Clement who can do a complete before and after professional photos and floor plans for a mere £150. These have proven so valuable in property flips and even for your own marketing for potential angel investors. Please look out on our website for the full launch coming soon.
