Adding Value
/Well, it’s certainly been a while. There is so much going on, and so much to report. I glance around at a large board that holds the keys to all of the properties we currently have at various stages of a refurb, on the market again, or in lettings! Even I’m amazed to see at least 20 hooks with sets of keys on them!
I’ll just focus on a couple, and must let you know of another success story. We have 2 properties on the same street in the Neath area, where we have added incredible value by adding an extra bedroom in both! These were originally 3 bedroom properties. They have both undergone full refurbs – stripped, re-wired, new boilers, kitchens, bathrooms, and as a couple of bedrooms were really large, we’ve very cleverly moved, or added, an internal wall to create a 4th bedroom.
The result of this is that although not entirely complete, we have managed to tenant one of them for a monthly rental of £650! The going rate for a 3 bedroom in this area would normally max out at £500 - £550, and we didn’t even need to go looking for them.
We now display boards at the properties, and a suitable tenant approached us after seeing this.
This further proves that South Wales provides an excellent investment opportunity.
So, it’s full steam ahead, and as fast as we can bring properties into our portfolio, they are being snatched up by investors. We are continually enlarging our force of fully trained sourcing agents.
We handle everything from sourcing the property, negotiating purchases, legal, to refurbs, and then on to listing with a trusted agent for resale, or hand it over to our own in-house lettings department.
We truly are the full package, as we know that although we know that there are people desperate to get onto the property ladder as investments, they don’t always have the time or resources to do so. We’ve done all the leg-work, and have an amazing team in place.
